  • Every well on record within your chosen radius — depth, depth to water, yield, drill date, and how accurately each one was located
  • Depth, water-level and yield ranges with medians, each stated with how many nearby wells actually reported a figure
  • Verified local cost ranges for the county, where we have them, with sources
  • Who to call next, and what only they can answer
  • Every source with its retrieval date

What is not in it yet

  • FEMA flood zone at the parcel
  • USDA soil units and septic suitability screening
  • Water rights and irrigation district context
  • Parcel boundary and acreage from county records

These appear inside the report itself marked as coming, rather than left blank, so you can see exactly what you have and have not got. Read a real sample report before deciding.

Refunds

You see what we found for your parcel before you pay, so there should be no surprises. If the report is wrong, incomplete, or a source we said we checked turns out not to have been, email us within 30 days and we will refund you in full, no argument. We would rather refund you than have you rely on something inaccurate.

What you are not buying

A report is a screening document built from public records about properties near your parcel. It is not a well inspection, a septic evaluation, a survey, a title search, or professional advice, and it cannot tell you whether a parcel will support a well or pass septic approval. Our liability is limited to what you paid. The full terms are in ourTerms of Service, and every report repeats these limits.
